Landlord Gas Safety Checks

Landlords are legally required to have all gas appliances properly tested for safety every 12 months. Our gas safe registered engineers have the qualification and expertise to carry out safety inspections and issue a certificate. We conduct full system soundness tests to ensure no gas leaks, burner pressure checks, ventilation checks, flue flow tests, and compliance checks. During inspection if any appliance requires repair, our engineers can carry out the remedial work either during the same visit or on a return visit. Upon completion of all necessary safety checks, we will issue you a compliance certificate that will prove that the appliance is safe to use.

PAT & Legionella Tests

We have the certified engineers that can professionally undertake Portable Appliance Testing (PAT testing) in your home and provide you with a compact report of all appliances by the end of evaluation. This will include testing of all portable appliances in your home and if damaged plugs or wrongly rated fuses are found, we will provide an instant fix.

You may not be aware that there is a legal requirement for landlords and managing agents to ensure that the tenants risk from exposure to Legionella from water systems in residential rental property is safely controlled.

In case you’re not fully acquainted, Legionnaire’s disease is a potentially fatal form of pneumonia that particularly affects people already more at risk due to age, illness or immunosuppression. It can also cause less serious illnesses. The bacterium Legionella Pneumophila, which is often present in natural sources of water, can multiply to harmful levels in man-made water systems so it’s important to assess the risk of Legionnaires’ before letting property.

Where a property is under management by a professional agent, then the agent may have responsibility for meeting these legal requirements. However, where landlords are managing the property then the landlords take on that responsibility along with all the other legal requirements such as annual gas checks etc.

We charge a minimum of one hour on all jobs, thereafter work is charged in 30-minute increments. See our rates below for more information. Rates exclude materials and are subject to VAT at the current rate. Time is charged for non-stock items that may need to be collected from merchants, this forms part of the hourly charge caped at a maximum of one hour.

Our working office hours are Monday to Thursday 8.00am – 1pm. Rates for all out of hours work is generally 1.5 times the normal hourly rate. We have a 24-hour answer phone, messages will be picked up and dealt with as soon as we are able.
